Job Description

Brook Street Recruitment is delighted to working with our Belfast client to recruit a Senior Assets Officer to join their expanding business.

The post holder will provide a service that may include response, planned and cyclical maintenance, adaptations or servicing to and the refurbishment of existing properties

Duties

* Provide leadership and support to employees and ensure personal development through the performance review process.
* Direct and support employees and facilitate appropriate training to ensure they are suitably skilled and equipped to deliver an exemplary service.
* Make arrangements for cover in the event of annual leave, sickness, training or other absence, and arrange for or provide additional staffing at peak times ensuring staffing levels are appropriate to ensure continuity of service to agreed performance levels
* Develop and maintain effective employee and employment relations, including the health and safety of employees.
* Deliver a professional, technical and customer facing estates maintenance service for the Association.
* Provide a quality customer service to tenants and other external clients.
* Develop and manage internal customer service relationships with the Communities, Care and Supported Housing, and Development directorates as required from the specific role.
* Ensure all relevant Key Performance Indicators are kept to the Association and Department for Communities (DfC) target guidelines.
* Respond to Coordinators, Housing-with-Care Scheme Managers, other staff, tenants, residents, Telecare or clients repair complaints or requests.
* Provide advice and information and respond in accordance with the Department`s procedures.
* Monitor COT and Void repairs, ensuring that Asset Officers are complying with Radius` policies and procedures re COT and void management, and that performance targets are being met
* Carry out percentage pre and post repair checks of all repair items reported in accordance with the Department`s procedures.
* Review Contractor service equipment reports and other reports (e.g. Insurances, Fire Authority)
* Investigate all public and property liability claims; liaise with Solicitors and insurance assessors involved and ensure completion of documentation.
* Check and authorise invoices for work undertaken within the Association`s delegated limits


Criteria:

* Level six qualifications in an Estate Management/ Building Surveying/ Construction/ Engineering related discipline and 3 years` practical experience of administering maintenance contracts and the full range property maintenance tasks. OR A minimum of 5 years` practical experience of administering maintenance contracts and the full range property maintenance tasks
* 5 GCSEs (minimum Grade C) or equivalent to include English and Maths

Salary £32,910 to £37,890 per annum (based on 37 hours per week)
